Anguilla, BWI – DeCaro Luxury Auctions has announced dual auctions of four waterfront properties in Anguilla, a thriving Caribbean destination. The first auction is for Plot #344-345-346 Rose Hill in Shoal Bay, which will be followed by the auction of three parcels of land, including lots 169, 172 and 234 in Black Garden Bay, Anguilla. The auctions will take place on November 5th 2015 at 11:00 a.m. in Fort Lauderdale, Florida.

#344-345-346 Rose Hill in Shoal Bay:

Located along the northern edge of Anguilla, the property is situated on 2.5 acres of waterfront land in Shoal Bay. A stairway built along the property’s edge provides direct access to Shoal Bay, which is famous for coral and limestone reefs.

The plot includes a structure that is 70 percent complete with a two-story main building and four smaller villas. Materials to complete the development, including doors, windows and tiles that were shipped from overseas, remain onsite and are included with the sale of the property.

The auction for this property will sell to the highest bidder on auction day.

Lots 169, 172 and 234 in Black Garden Bay:

Located along the eastern coast of Anguilla, the three plots of land sit 70 feet above sea level, and feature views of the Caribbean Sea as well as of the offshore cays, which are located to the northwest. The lots have been cleared of trees and shrubs and consist of exposed limestone that offers adequate drainage and a solid foundation for a new development.

Lot 169 is a 1.10-acre waterfront plot of land, while lot 172 is a one-acre plot of land behind Lot 169. Lot 234 is a half-acre lot, adjacent to Lot 169.

The auction for the three plots of land will take place immediately following the first property auction and will be conducted in a choice method format. In this format, the highest bidder will have the ability to choose one or more properties from the group of three lots. After the highest bidder’s selection is made, the property is deleted from the group and the second round of bidding commences with the highest bidder in round two choosing a property, which is then deleted from the group and so on, until all three properties are sold.

The island of Anguilla is an overseas territory of the United Kingdom and spans 35 square miles of land featuring 33 white sand beaches. Shoal Bay, where the first plot of land is located, is consistently named one of the World’s Top Ten Beaches, according to Discovery. The island is known for its multi-cultural cuisine, national sport of sailing and refined exclusivity that remains intact despite its proximity to the highly trafficked St. Maarten. Anguilla is accessible via airplane or boat transfer from St. Maarten. Daily direct flights from Miami to St. Maarten are approximately 3.5 hours, while daily flights from New York City average 5.5 hours.

The auctions will be held in the Scirocco Room of the Renaissance Hotel, located at 1617 SE 17th St, in  Fort Lauderdale on Thursday, November 5th, 2015 at 11:00 a.m. Broker participation is invited.
